Weather – what happens when a storm hits?

Our Home Management team keep you fully informed regarding any threat levels and we instigate our Tropical Weather Protocol as appropriate. For more information about how our Tropical Weather Protocol works towards giving you peace of mind during any severe weather  please contact us.

Who  fixes/removes shutters?

Our Maintenance Supervisor and his team are familiar with all shutter systems and will fit and remove in plenty of time as necessary.

What if we have guests using  the house?

We will alert them as part of our  Tropical Weather Protocol which includes occupier safety procedures

What happens about storm damage?

We inspect your home  as soon as it is safe to do so ( normally within 24 hours of the storm passing) and report back to you on a ‘ no news is good news basis’. In the event of  emergency  repairs being needed we keep you fully advised 

Bill paying – how does it work?

We complete ‘Power of Attorney’ with you so enable us to deal with all your utility suppliers  on  your behalf. The bills  come to us and we check them for accuracy,  pay them and  reconcile against your account with us on a monthly basis.

 
What happens to our mail?

We clear your mail box  discarding flyers and junk mail and either forward post on to you or save it for your return. We check post for anything that may be of an urgent nature.

Are you fully licensed and insured?

Yes we are and copies of documentation can be viewed at our office

What’s the best way to handle household bills, utilities etc.?

You can either pay them using online accounts or if you prefer we can look after it all for you with our bill paying service

If I want to rent my property for vacation use can you help?

Do you do long term rentals (i.e.: over six months)?

We do not handle rentals of more than six months. We can provide details of other agents who specialize in this..please contact us for details.

Security  - will my home be safe?

Our regular visits to your home, together with vigilant ‘ Eyes and Ears’ policy from all our Home Management  field team who will pass your home many times during their week helps give peace of mind.

Who has the keys?

We will hold keys, secured at our office . Any contractors needing access ( AC, Pest Services, Utilities etc), will be accompanied by one of our Home Management Staff. We do not release keys to others unless specifically requested by you.

Who deals with alarm company?

We liaise with Alarm and Security companies on your behalf.

What happens if it goes off?

We  as key holders are contacted by the Alarm company or Sheriff as appropriate. In most cases these are false alarms, but should there be something to report to you we will contact you immediately.

I’m in the Europe  (5 hours ahead)---is this a problem?

We have many long established European clients and the time difference has never caused a problem.

How do  I contact you?

We have a 24/7 contact system when need be. However, land lines, email and fax cover most eventualities

What does a ‘walk through’ consist of – Why do I need them?

We have a thorough  check system which includes all aspects of your property and is designed to quickly identify any problems. Frequent 'walk throughs' are essential to avoid what can be costly repairs when faults are left neglected or un noticed. A typical common occurrence is the running WC that left unchecked can use over $500 in water in just one month!!

How often will my grass be cut?

Our basic lawn care includes grass cutting and  edging 29 times per year. Cuts are more frequent in the growing season ( summer) than the winter.  We cut your grass when it is necessary to keep a healthy lawn and your property looking at it’s best.

Who checks the irrigation system?

This is checked operationally and for conformity with current water usage rules put out by the County each time we do a walk thru your home.

How often do you clean the house?

We recommend  monthly cleaning while the home is unoccupied to minimize dust etc.

We often provide a total house prep before owners arrive if t that is what you would like and a post departure clean once owners or guests have departed.  We can provide dust sheets etc if you wish, depending on how long the property is to left empty, and/or if there are going to be contractors working in the property while you are away.

We are arriving late……..can you do a food shop? What else can you do?

Certainly ….we can provide everything from a welcome pack ( usually beverages, breakfast items etc) to  full provisioning, fresh flowers on the dining table etc. Just let us know

We have a vehicle/ boat at the house -will they  be OK?

Our Management team can start, idle or run vehicles for you . We can check boats and dockage for security and involve marine services on your behalf  as necessary.

We need some decorating and other jobs doing while we are away- can you help?

Of course ….Our own team complete decorating projects for clients. We also have working relationships with décor specialists, interior designers and furnishing suppliers, and can coordinate remodeling and upgrades on your behalf.

Will our AC system need servicing?

It is vital your AC is efficient in this climate, not just for comfort but to combat mildew etc. We advise annual servicing and can organize this for you, together with regular walk thru’s to check system settings and effectiveness.
